Advertising vacant units

Administrative Management Services

  • Collect and deposit rent directly into the investors' account of choice
  • Provide real-time detailed summaries of deposits made through Dropbox
  • Act as a neutral liaison between tenants, superintendents, contractors and investors
  • Offer excellent communication that will keep investors in the loop, appraised, and aware of investments
  • Bill forwarding service: Bills get sent direct to the investor or investors accountant for payment
  • Issue yearly statements such as rent increase notices and rent receipts
  • Facilitate the evictions process if necessary
  • Filling out and serving tenant notices from the Landlord and Tenant Board in accordance with the Residential Tenancies Act, 2006
  • If a tribunal is necessary, will co-ordinate with Paralegals and attend court with them where necessary to ensure effective representation at court and favorable outcomes for our clients

General Management Services

  • Organize repairs and maintenance through long standing good relationships with local contractors ensuring great workmanship at good value in a timely fashion
  • Arrange snow removal, property maintenance, and lawn care
  • Tenant relations, i.e.: prepare tenant memos and notices as required
  • Available for emergencies 24/7
  • Regular property inspection both outside and inside the units
  • Co-ordinate yearly fire safety inspection where necessary
  • Arrange HVAC inspections when required
  • Organize the necessary trades so that owner's have what's needed to apply for their Waterloo Housing license (additional fee applies)

Our Fees

Management fees are 7.5% of gross monthly rent.

There is a turnover fee for replacing vacating tenants.
